About the project
The vast majority of the existing undeveloped site was located within the 100-year floodplain, as determined by FEMA. The master stormwater system for the proposed development included five wet detention ponds that provided water quality treatment, stormwater attenuation, and floodplain compensating storage volume for the development. Low impact best management practices were utilized in the site design, which included bio-retention areas within the surface parking areas and the use of reclaimed water for toilet flushing. Poulos and Bennett assisted in negotiating the purchase of offsite compensating storage volume, which allowed the elimination of an initial sixth wet detention pond originally proposed onsite. Final engineering plans were prepared for the site and construction administration services were provided.
The site obtained LEED Gold certification. Poulos and Bennett also participated in documenting the LEED credits associated with the site design through the U.S. Green Building Council, which included credits for water quality, water quantity, heat island effect reduction, parking capacity, and alternative transportation.
The headquarters’ building was completed in 2009. The services were performed by Mr. Poulos, as Sr. Project Engineer/Project Manager, and Mr. Bennett, as Project Manager/Principal-in-Charge, while employed with a previous employer. Poulos & Bennett has continued to provide “on-call” civil engineering assistance for additional property improvements of the Darden campus.
